Spanish Wells as a development consists of about 600 acres of land. Within Spanish Wells are several unique communities, each of which are part of the the Spanish Wells Community Association (SWCA). Every household in Spanish Wells is assessed an annual contribution to SWCA. All households are further governed by the Rules and Regulations of SWCA. In addition, Rules and Regulations of the community in which the property is located apply to all households within that community. New owners should obtain a complete set of the currently in effect Rules and Regulations for both SWCA and the community in which they reside at the time of purchase. In the event a property is rented or utilized by a non-owner guest, such tenants and guests must abide by all rules which apply to ownership interests in the property. |

Each of these communities have elected individuals which represent their interests in SWCA and ascertain that the rules and regulations are enforced and any other community business is taken care of. Residents are notified in advance of all meetings at which a particular community's business and/or interests are discussed. When purchasing real estate in Spanish Wells, buyers are assessed a $2,000 Capital Contribution Fee by SWCA, as well as any other fee currently in existence for the specific community in which the property is located.
